1. Service overview

London Structural Surveys provides structural survey services for residential properties within the M25 motorway boundary in Greater London. By booking a survey through our website, you agree to these terms.

2. Booking and payment

The structural survey is priced at £750 inclusive of VAT. After submitting the booking form, you will receive a secure payment link via email. Your survey appointment is confirmed once payment is received. We aim to schedule your site visit within a week of payment confirmation.

3. Survey scope

Our structural reports are produced by qualified structural engineers and focus on the structural integrity of the property. They are distinct from RICS Chartered Surveyor Level 2 (HomeBuyer) or Level 3 (Building Survey) reports, which are produced by surveyors. The report covers the property as it exists at the time of inspection and does not include specialist testing (e.g., asbestos sampling, electrical testing, or drainage CCTV surveys) unless separately agreed.

4. Report delivery

Your written survey report will be delivered to the email address provided within 5 working days of the site visit. The report is for the personal use of the client and should not be shared with third parties without our written consent.

5. Access requirements

The client is responsible for arranging access to the property on the agreed survey date. If the surveyor is unable to access the property, a rescheduling fee may apply. The surveyor requires access to all parts of the building including loft spaces, cellars, and outbuildings where present.

6. Cancellation

Cancellations made more than 48 hours before the scheduled site visit are eligible for a full refund. Cancellations within 48 hours of the visit may be subject to a cancellation fee of up to 50% of the survey cost. No-shows without prior notice are not eligible for a refund.

7. Liability

Our surveyors carry full professional indemnity insurance. Our liability is limited to the reasonable cost of rectifying any deficiencies in the survey report. We are not liable for defects that were concealed or inaccessible at the time of the survey.
