A structural report is the most thorough form of property inspection available. Conducted by a qualified structural engineer, it examines the physical condition and structural integrity of the building from foundations to roof, identifying defects, assessing their severity, and providing clear recommendations for remedial work.

Defect report

Every one of the above is produced by a qualified structural engineer as a written Structural Report at £750 fixed. If a lender, insurer, or regulator has asked for a Chartered Engineer (CEng / MIStructE) specifically, you can upgrade at booking and the price becomes £1,200 all-in.

The engineer always assesses the whole property, but you tell us at booking what concerns prompted the report: cracks, subsidence, pre-purchase, lender requirement, and so on. Those concerns get particular attention and explicit coverage in the report. You do not have to pick a specialist product. One structural report covers every scenario.

Foundations, walls (load-bearing and non-load-bearing), roof structure, floors, drainage, timber defects, damp, and overall building stability. Each issue is described with its cause, severity, and recommended remedial action. Anything you flag as a concern at booking also gets specific coverage.

The on-site inspection typically takes 3 to 5 hours depending on the size and complexity of the property. Larger or more complex buildings may take longer. Our engineer will let you know approximately how long to expect at the time of booking.

You don't have to be there personally, but someone must be present to grant access. This is typically the estate agent, vendor, or a representative. We recommend attending if you can, as the engineer can answer questions on-site.

Your report is delivered as a PDF to your email inbox within 48 hours of the site visit being completed. You can also download it any time from your booking portal.

Yes. Tick "Chartered engineer required" at booking and the price becomes £1,200 all-in (replaces the £750 base, not added on top). Chartered engineers are only strictly required when a lender, insurer, or regulator has asked for one in writing. Most clients don't need it.
