What is a wall assessment?
Before removing or altering any wall in a property, you need to know whether it is loadbearing, and if it is, what structural support is needed to safely carry the loads it currently transfers.
A wall assessment establishes definitively whether a wall is loadbearing or non-loadbearing. If it is non-loadbearing, the report confirms this and you can proceed with removal. If it is loadbearing, a structural design package is required, specifying the steel beam or lintel required, its bearing points, any temporary support works needed during construction, and calculations that satisfy Building Control.
Non-loadbearing wall assessment: £490. Site visit, assessment, written confirmation, up to 3 walls.
Loadbearing wall design package: contact us for a quote. Pricing depends on the complexity of the structure and the span required. A design package includes structural calculations, specification drawings, and Building Control submission support.
This service is commonly required for kitchen extensions, open-plan conversions, and loft or basement projects where walls need to be removed or altered.

wall assessments.
You can't reliably tell from visual inspection alone. Walls that run perpendicular to joists, sit directly above one another on multiple floors, or are on the ground floor in line with a roof ridge are often loadbearing. The only definitive answer comes from a structural engineer's assessment. Getting this wrong is costly and dangerous.
If the wall is loadbearing, you'll need a structural design package before you can legally remove or significantly alter it. This involves structural calculations, a specification for the steel beam or lintel required, and drawings that satisfy Building Control. We provide this as a separate service. Contact us for a quote based on your specific project.
Yes. Removing a loadbearing wall requires Building Control approval under the Building Regulations (England). A structural design package with calculations is required as part of that submission. We can provide this and liaise with Building Control on your behalf.
A builder can offer an opinion, but only a structural engineer can provide a professional assessment with liability. If the wall is incorrectly identified as non-loadbearing and removed without support, the consequences can be severe and costly. Building Control will not accept a builder's word. You need a structural engineer.
